Study Set – The study set is a reduced size (11” x 17”) pdf file of the floor plans and elevations from the construction documents. and is very helpful to understand and see the basic design of the project. It is a useful tool to develop an initial budget with a builder. It is not a License to Build. Upon request, we will credit the purchase price back against the final purchase of the License to Build. The pdf file will typically be emailed to you on the following business day.

3D Model – The 3d model is a Sketchup model of the exterior shell of the project based on the design. The 3D model is not a license to build. It is a tool used to better understand what the exterior of the house and it’s details will look like. It is also quite useful to do color and material studies for the project. The Sketchup file and use agreement will typically be emailed to you on the following business day.

Bidding & Pricing Set – The bidding and pricing set is a pdf of the actual construction documents stamped “not for construction, for bidding purposes only”. They can be used to determine your actual cost with your builder. If after determining cost you decide to move forward, we will credit the cost of the bidding and pricing set against the final purchase of the license to build. The pdf file will typically be emailed within 3 to 5 business days.

One Time License to Build (included in standard plan)– This License/Fee entitles you to build the proposed design one time. It includes a pdf file of the construction documents for the project along with the license to build. The pdf files will typically be emailed within 3 to 5 business days.

2 year Unlimited Build License – This license fee entitles the purchaser to build as many structures as desired from the plans provided during a 2 year period from the date of purchase. After expiration, any structures built will require an additional license fee.

Our plans are typically “builder’s sets”. They include general information and specifications, a foundation plan, a roof plan, floor plans, elevations, wall sections, details and an electrical plan. They do not include structural engineering. That should be done locally to make sure you’re meeting local codes. Each jurisdiction is different.

All Plan Purchases are included.

One Time License to Build This License/Fee entitles you to build the proposed design one time.

Additional Licenses may be purchased for larger projects. Please inquire for more information.

1) Book a Paid (50$) Call with an Architect. (Recommend 2 weeks out to have time to speak with the builder)

2) Receive a Study Set of Plans to review with your builder. Payment covers the cost of the Study Set.

3) Complete your one-hour consultation with the Architect with a review of options.

4) A few days later received a quote for changes. Revise until satisfied.

5) Receive your complete House Plan with Modifications.

6) Receive Houseplan with customizations.

Can home plans be modified?

Absolutely! We would love to modify the plan for you. The first step is to buy a “Study Set” and take it to your builder. Further instructions will be included with the study set to get a customization quote. If for some reason, you’d prefer to have a local draftsman or architect modify the plan instead of us, that’s ok too….just buy the plan and they can make the modifications for you.

Why don’t you sell CAD files?

t’s our competitive advantage! We’ve developed our system and drawings over the last 25 plus years. They are worth a lot more than the price you pay for the right to build the house once. We love to modify our plans and feel that we can do it better than anyone else at an extremely affordable price (you wouldn’t take your car to the dentist for a tune up would you?).

My builder says he can have his draftsman draw your plan. Is that true?

While it may be true… if you didn’t buy the plan, it’s illegal. You have to purchase the right to build the house even if someone else draws the plans. We are not selling you plans… we are selling the house design (intellectual property). The plans are just how we communicate what you are building.

How many Blueprints come with your plans?

None. We haven’t run blueprints since 1995. We make black and white copies today on a copy machine. They don’t look as cool, but they make way more sense!

Do you provide a material list?

No we do not. Do you really need one? Typically the builder will work with the supplier to produce this. If you’re planning on building the house yourself we’d recommend you take the plans to a local materials supplier to develop this.
